After you finish your real estate license classes, you'll be eligible to register for and take the Massachusetts real estate exam. The real estate exam is the most important step for becoming a real estate agent in MA, since you need to pass the license exam to become an agent.

The MA real estate exam is questions broken down into two sections: the National section 80 questions , and the Massachusetts real estate law section 40 questions. If you don't pass one section, you'll retake only that section, not the whole exam.

You have two years from the date you finish the 40 hour course to take and pass your real estate exam, so you have plenty of time to study and prepare. After you finish the course, you'll apply with them to take the real estate test. They'll run a background check, confirm that you've completed the full 40 hour course, and let you sign up for a test date either online or at one of their testing centers.

Typically you can get an exam date within a few days of your application being approved. PSI offers the exam on most weekdays and weekends, and they offer both remote online testing and in person testing at test centers located in Boston, Lawrence, Auburn, Fall River, and West Springfield. You can take the test either online at home, or in person at a testing center.

If you take the test online you will take the test at home with a live online proctor.

You'll need a webcam and a microphone so that the proctor can monitor you during the test, and make sure that you're not cheating. Before the test you will need to show the proctor your room so that they can be sure that you are not cheating in any way, and show the online proctor your ID to confirm your identity. Once you begin the online license test, you won't be able to take breaks or have food or drink, since the proctor needs to be able to monitor you at all times.

So unlike the in person exam you'll need to take the full test in one sitting if you take it online at home. After you pass you will go to an testing center to have your license photo taken and pick up your new license. Pay the licensing fee. If you pass the test you'll get your real estate license on the spot if you took the exam in person.
